Proposed concept design showing green spaces, pedestrians and vehicular traffic.

Vision

Almadev is proposing to transform the shopping plaza located at 3300 Rutherford Road and its associated parking lots into a new transit-oriented community, featuring a wide variety of family oriented residential, retail and community uses that will serve the existing and future communities of Vaughan. The residential uses will be composed of condominium and rental housing, within buildings consisting of a variety of types and sizes in order to provide multiple forms of much needed housing opportunities to this area. The new community will include a significant centralized open space with pedestrian connectivity to and through the existing neighbourhood, complemented by diverse green privately owned public spaces (POPS), and new community spaces, that could contain a daycare or other uses to meet the needs of the neighbourhood.

The proposal, which has been thoughtfully designed to respect and integrate with the low-rise community to the north, incorporates an angular plane to graduate the building heights from north to south. The design enhances pedestrian connectivity and will employ several traffic management measures to encourage alternative modes of transportation. The features of this new community will support the vision of Vaughan’s future by creating a vibrant place to live, work and play.
